I agree the seminar groups are a waste mostly. I just went to a Tax Lien Code intro seminar, you know the one where they get you in there then shock you with the $1497/person but if you dump your wallets into my pocket right now...ehm...I mean invest it's only $997 for 2 people? yeah I am glad that the sales guy (Mr. Real Real-estate investor) called me an idiot for not just handing over my cash because its such an awesome deal and look at how much you save. I calmly explained that I'm not his husband and he doesn't have to tell me how "on sale means I'm saving money. and anyone that pitch works on is going to have a rough road.

I warn people about these every chance I get. now that I found this site and other ways to get software that is the same on the back-end for a lot less I am going to redirect people instead of just warn them.

it just seems like they all are just a cult type recruitment. like fortune builders, their line was literally if you give us all your money, you wont need any of your own anyway you use other people's money. guess what, no one will do a deal with you if you don't have any money of your own. no one wants to swim with the kid that obviously can't. and no one wants to entrust money to someone that looks like a financial idiot. due diligence in everything you do.

I would honestly check the Master Plan held with the city or county that should give you an idea of what the future use could be. also check to see if they got mineral rights as well there may be something in the area that you are unaware of. I don't know all the areas of real-estate you operate in or what strategies you use. but something tells me they are either an idiot or they may know something you do not about that property and either its past or its future. most likely there is something coming down the pike in about 3-5 years. just my thoughts.
