Are there any group home investors in this platform? I'm in the process of researching information and talking to people in FB groups who are actually succeeding in the shared housing model of investing. Some have sober homes for men or a place for youths who have aged out of foster care. Domestic violence safe homes are always in demand. I plan to start a group home for homeless women veterans. There is always a need for housing for homeless veterans nationwide, but this population is definitely underserved. I speak from experience. The VA is moving to the shared housing model for their veterans to get them off the street. Just need landlords willing to participate in heart-centered investing. I need a house.

So, is it optional to get the contract signed first or just talk to sellers and get the basic information about the target properties and have the investor follow-up? I have software tools to find the criteria, I guess I need to figure out a system or process to follow. Thanks for the replies.

A RE investor reached out to me on FB and asked if I would consider bird-dogging for them. I know what that is, but can someone clarify for me what exactly am I required to do? What should I ask for payment of services? I'm not very good at wholesaling so I guess this is better than nothing. right?

I agree. There are several properties in my area that I drive by for years. Vacant. Would make great rentals or AirBnB. Yes, some  pay for, property preservation services, others are not tended to. I guess I just have to have the conversations and find out the WHY.

I have obtained a list of absentee owners of high-equity vacant properties in my local area. Some have been empty for a while. How would I begin to start a conversation with these owners and what would motivate them to want to sell it at all?
