Looking Around there are plenty of companies selling Sheds, barnuminiums, and steel buildings ready to be converted and built to code.

That said, it might be easier to buy/build a 1/1 modular bungalow.

From a code standpoint a storage shed doesn't have to be that stout, but there are companies like that one that are building at or exceeding house codes because customers like the quality. I have a friend who had a steel garage put up recently, it's certified to 180mph winds.

Forget this plan in any Deed restricted/HOA communities. Any non-HOA areas it might be possible, but you might need a multifamily lot to do it. Look towards SW Florida anywhere with a short ride to the water, shopping, and food.

What about a shed? On display at our local Home Depot is a 16x16 Tuff Shed. It's 2 stories with a staircase inside for $18k, built on site. They are up to code, and can easily be outfitted into a tiny home. I would go this route as I think its more marketable then a container. Bathroom and eat in kitchen downstairs, bedroom/sitting room upstairs. Just a thought.

Thanks guys.

Talking to local builders seems to be fruitless right now I've found. Most are to busy to take on new projects, and have inflated their prices to boot. I think things will settle down next year and I may not build for up to 4. 

I'm not in a flood zone, open to wood frame but prefer block, and since it's not a super high dollar area the build would be simple with basic but quality finishes.

Having the septic done should not be an issue. I'm not planning on a huge duplex/triplex, and the lot is 80x125. 

I'm just looking to see if anyone has built in Florida in recent years. Just to get a feel if it's even worth building a duplex these days.

I've bought a lot down near Englewood and I hope to build a duplex, maybe a triplex, on it for rental in a few years. It's one of the few duplex lots (RMF10) in the area. 

So who has built a duplex? I'm just trying to get a general feel of the costs? I have power and water nearby, but need a septic system. Any pitfalls to look out for? Any upgrades worth looking at?

That sounds very reasonable to me! Those duplexes look great. So if I'm reading it right each side is a 1400-1500sq/ft apartment with an oversized garage? If so I'm impressed with such a low cost on the project. 

I have a lot here in Florida I want to develop in a few years, but even with city water already on site I don't think I could come anywhere near your costs.

Those look pretty nice. You mind me asking the general cost per duplex?

I guess most of you guys go through architects for this. I was just trying to get some ideas because most of the floorplans and roof lines I have found seem unnecessarily complicated. In other words, added expenses.

Anyone know a good place to look at duplex Floorplans? I've seen a few sites with fairly complex plans, but I'm looking to build a simple 2/2 or 3/2 set up for a rental.

Well I decided to buy both, a duplex lot and SFR lot. I plan to develop the duplex in a few years, and I'll hold onto the SFR until we decide on a retirement plan.
