Sounds like the property manager has no intention of visiting the property unless there is a repair or something comes up.

I wanted my property manager to find out (since I am out of state) what the hvac air filter size is so that I can send some in the mail to the tenant. Is this reasonable? Should I expect to be charged? I sensed reluctance on the part of the property manager to do this.

Hi all,

I recently purchased my first 2 single family homes as rental properties and have a few tax questions. I purchased new appliances, new waterheaters, and new floating floors, as well as fresh paint throughout the homes.

Is there a way for some of that to be deducted the same year I purchased or does it all go as a capital expense?

I am seeing some potential deals on homes for sale by owner, but having a really hard time getting my real estate agent to move forward. I am buying from out of state as well. Any advice to do this? I spoke with the owner and everything sounds great from them so far. Should I skip the realtor and use an attorney and title company? I am getting a conventional loan and not sure if that's an issue without an real estate agent. Already preapproved and ready to go, used the lender previously. Any help would be appreciated!

Hi all!

We have a single family rental out of state and now looking into a 3 or 4 plex multifamily system next. I dont have a huge budget but I see lots of multis on the market in places like Rochester, NY, and St Louis MS. I also see some in areas with very small populations which I assume would be hard to keep rented. This is going to be from out of state so a good property manager will be a must.

What are some good areas for a 3 or 4 plex?

Pros and Cons for multi family which might be helpful to someone new like me?

Any reasons why a SFH might actually be better?

Sorry, large lenders, like wells fargo have terrible rates for investment properties compared to some small local lenders. I was asking for recommendations.
