I’m currently renting and do not own. I’m also setup to be able to purchase a rental property and start making money. What are the pros and cons of not owning my own home? Why is it suggested that I own before I invest?

How often does the HELOC accrue interest? Is this beneficial because the rate is so much lower?

This looks like it has potential for cash flow if I offered $180,000. I have a lot of questions though. My current plan is to buy a duplex, live in half for a year (with the VA or FHA loan). Then move out and rent out both sides and continue buying more properties. What are some key things I should look at when analyzing a property? What are some red flags on this one? How low is too low of an offer?

I'm working on my start up plan and beginning to worry that I don't have enough cash. The current area I'm in is rather expensive. I'm looking at doing a house hack for the first property, using my VA loan to buy a 2-4 unit multi family while living in one unit for a year. After that I want to purchase a second property with a cash out refi of the first. With my partner, we have about 16k in cash total which doesn't leave me in a comfortable spot. My biggest concern is not having enough of a safety net for that second purchase.

Any feedback on how you started out with low funds is appreciated.

My current short term goal is to purchase a 2-4 unit multi-family home by next October (about a year). My long term goal is to own 50 units in 5 years, and 100 units in 8. What is the difference between a broker and an agent? When should I start looking for an agent with my timeline? Do I need an agent if I have a broker? Appreciate the feedback and help!

Hi @Dan Madsen, there is no state wide requirement, however many cities require you to have one. Tacoma for example requires a license and requires registration of each property.
