Post: Becoming an Entity (LLC or SCorp) a smart start?

My husband and I have two rentals plus our own home. Our business decision is for me to get my RE License this October. Our desire is to Flip some properties and Buy&Hold some properties.

Should we become an Entity once I get my license and if so what type of Entity will give us the best TAX benefit?  OR what should be our best strategy for moving forward?

Thank you

@Sierra Westrick I have to also say I've seen those signs too. They also post a lot on eventbrite and craigslist. I went to 2 of the meetings and you either have to pay 5 figures to get your education or sign up others to get your education. Very MLM.

@Rick Baggenstoss is totally correct. Join your REIA ASAP. :)

After being disheartened at the MLM pitch meeting, I decided to try my local REIA. Not only were people friendly and helpful, I have already started working freelance with an investor/wholesaler. I met him after my first meeting while he was giving out tips to a small group of people just taking notes. I'm learning tons of info, I'm sitting in on his client meetings and soon I'll be licensed as an agent so I can help him research.

I wouldn't have thought to go to the REIA unless I'd heard it from BP Peeps. Good luck on the journey and let me know if you want to meet up at the Atlanta REIA!

Thank you so much @Jerusha Holder

I have been checking out the websites for the GaREIA and the North Metro REIA after @Rick Baggenstoss suggested it. Before I join one or both, I would like to visit.

I work full time right now as a Business Manager for a golf course but have scheduled to take my Real Estate Classes in October. Im so excited about this new venture at this time of my life.

Thank you again for commenting and the valuable advice. And I would love to MeetUp very soon when possible. Have a great day!!

@Sierra Westrick  I think you have the answer on the sign.  I wanted to add to the conversation.   "Since you don't know anyone to learn from ..."

You need to join GA REIA and maybe Atlanta REIA. Budget $1000 on your 1st year education ... go to boot camp, attend free meetings (especially those in the field like North Atlanta Rehabbers), Have and Wants, etc. Get to know some people and see who is active and successful. It will take some time, but you have to find some colleagues you can learn from and they can learn from you.

Don't call the signs except to put your name on their 'buyer's list'.  Don't expect any deals, but you'll get to see how it's done and what's available.

Don't buy expensive courses from 'experts'.  There are a lot of guru pitches from TV stars, etc. Skip these as they're not worth the expense.

Best of luck!

Rick

Great Idea!! Thank you for your response & advice.

Post: Real Estate License vs Investor

I am beginning to invest and flip properties.  I am starting Real Estate School in a couple of months.  Someone told me I would not be able to purchase properties for myself if I have a Georgia Real Estate License. Is this true?

I am interested in becoming an Investor and I am taking the time to do the research, listen to Podcasts, reading and website research and planning on getting my agents license in the next few months. I am serious in this new business adventure and want to learn all I can.

I see this sign on the side of the road seeking Interns. My natural instinct is skeptical.

I have not called the number but my husband thinks I should. My question, is this a common sign to request interns and if it is not what would be a good way to learn hands on if I do not know anyone in my area? Or is this a scam?

Sincerely,

Sierra the Newbie
