Great post, and great questions.  I cannot answer your exact question about returning to my 20s, because I'm only 27!  What I can offer is this:  

I live in Denver and am working on my third year in this beautiful, packed, and energizing city; Denver is wonderful and its easy to call home.  I am starting a development, architecture, and construction business here in this city.  What I have learned from being here is that anything is possible.  If you commit to meeting people in the city, attending the right events, identifying the steps you need to take to get to your ultimate goal, then you can do and achieve anything you want to in Denver.  I always tell my peers that Denver is the land of opportunity in the country of opportunity.  

If I could recommend steps for getting started, I would say this.  Find out what you need to accomplish to become certified in your real estate passions (agent/contractor/other).  Find a mentor that you can provide services to that will guide you and teach you along the way.  Find ways to market your name and your brand.  The last thing is to start putting in the hours and focused attention to your work.  All of this can be started before you move to Denver.

For all of you investors and property owners here on BiggerPockets, I am seeking some feedback and would greatly appreciate your time and input.  What is your most important priority to you when looking at new real estate property?  

Location, location, location is the old adage we have all heard; however, I am curious what else you are looking for?

Matt, thanks for the comment and keeping us in check. As far as I have researched and interpreted the SEC rules and regulations, I am in my right to post this seeking financing. As a Pro member posting within the BP marketplace, I am no longer publicly soliciting funds, as this is now a private forum with members. I may be interpreting this wrong, but I feel that BP Pro membership is exactly what allows people to pursues these connections. Are you located in Denver? I am always eager to meet new people in the real estate industry. It would be great to meet you and stay in contact.

Melissa, I am currently in communication with Abrams and Associates, located in downtown Denver. Robert has been very professional and he also develops real estate as well, which shows me he is knowledgeable in the industry. Although I have worked with him little, I foresee a great relationship with his office.

Hello Bigger Pockets Community!

My business partner and I are seeking relationships with investors for real estate development projects.  We have professional training in architecture, construction, and real estate. We have both been involved on award-winning teams.   

We are building relationships and seeking capital for a new construction multi family development in Denver, Colorado.  We are currently under contract for a parcel of land located near Mile High Stadium in the West Colfax neighborhood.  Drawings have been approved by the City of Denver at a concept level.  Private lending options are available and financial documents have been reviewed by financial institutions.  We are partnered with a highly experienced, local design-build firm.  We have a drafted partnership agreement and are working with a real estate attorney.  All of the pieces are in place for successful development.

Great to see another San Diego developer in action.  I work in the architecture industry here in San Diego and am getting started in development myself.   Below are a few links that contain literature from the city to help with your questions:

I haven't heard of a residential based zone of R-4; is there more to the zone description than that?  I know property address is sensitive material so here are a couple of links to help with the zoning designation:

As far as hard costs are concerned, I have heard anything in the range of $165 - $210 hard costs.  A For-Sale product would lie within the higher of the range.
