I'm restarting this thread to see if anyone could recommend GCs in the Little Rock area in Arkansas. We're about getting started with the rehab and would like to connect with GCs to take up parts of the project. 

Would be great to hear from BP members on this. 

I'd even be happy to meet with BP members in Pine Bluff, Little Rock and neighboring areas, do drop in a line and we can connect.

Property location: Hillsboro, OR

Total Monthly Rent: $5500

Our goal is to move this investment to a conventional mortgage as we are currently on  Hard Money Loan (this property was a rehab)

Hi All, 

I'm investing in an apartment that needs rehab in Pine Bluff - Arkansas. Having known that a good contractor is at the foundation of every good project, I'm looking out for references and recommendations from my BP friends here. 

Would be great if people have any references or list of good contractors you've worked with in the past.

Hi @Rodney Smith , this is a really good thread you started. Since its been more than a couple years ago you asked this question, how has your strategy turned out ? I'm in exactly the same situation as you are and it would be great to know how things have turned out for you and which direction you ended up taking.

Thanks all for the responses. Collecting my thoughts based on your responses, I'm in a position to summarize my requirements better now:

  • # of Units:     5 units or more Multi-Family property
  • Budget:        $350k
  • Condition:    Could need rehab or have very good operating cashflow numbers
  • Location:      Anywhere in the US

I'd be happy to hear back from Wholesalers, Property Owners and anyone who has or knows someone who has a deal.

@Vitaly Lunev: Thank you for sending in such a good analysis and breakdown of steps involved. Looks like new construction would ideally be a team game rather than solo. Maybe it's better I explore more into the details of lending and finding suitable partners to get into new construction.
