I got a HELOC a while back through Pentagon Federal Credit Union. I almost fell out of my seat when they told me how long it would take. I thought it was just them but I guess not.

Well if you have an agent you have MLS access.

I'd advise using an agent if this is one of your first deals. They bring a lot of value besides just MLS access (well, a good one will).

I'm assuming you're looking for a buy-and-hold... 2nd loan is definitely going to be the easiest to get and the best rate. Seller financing would be great, you can ask for it, but don't just look for deals with seller financing.

Someone contacted me wanting to sell a house fast in Oxford. I don't know the area at all, so figured I'd pass the lead off to someone who might be interested.

Anyone active on here that invests in Oxford, NY? I tried to search for that in the member list with no luck.

I'd say the biggest factor you need to consider is how long you expect to live there. If you move every few years, yeah, just rent. If you're going to stay in one place for 10+ years you're going to feel like a dumbass in 10 years after paying all that rent and having nothing to show for it.
