Where did you see the stat that Waco has the 2nd most visitors in the nation? I can see maybe in Texas, but definitely not in the nation. Maybe Top 20 or maybe it’s on a per capita basis.

Yes. It’s called a Sub 2 with Seller Carry. He’d be in second lien position

His mortgage company is 1st mortgagee and they also need to be listed as Additional Insured

I answered your question in my original post. In Texas, we can disclose in the contract if we plan on marketing the property before the close date.

You’ve got about a .03% chance of the DoS being exercised. Biggest reason this can happen is if you do the insurance improperly.

I just moved to Waco from Houston and made a decent profit on my house in Houston. In the next few months I’m either going to look for a good cash flow property or looking at a small business for my wife to run since our daughter starts kindergarten in the fall. That business could fund faster real estate purchases.

There's better student housing areas out there than Waco and Baylor. Cap rates around the college are tiny so you won't cash-flow much unless you're putting 25-40% down. Management fees are between 6-10%

The real money in Waco right now is Airbnb near downtown. If that's your bag, I've got a 2/1 off of Elm St. near Downtown that has a view of the football stadium. The area is being gentrified due to the tax incentives Waco has been pumping to commercial developers on that side of the river. Let me know if you'd be interested and I'll give you the address.
