@John Mathewson  I would not allow someone with 2 year old eviction as stated by most folks before me but to answer your original question about "How big of an impact should that be on our decision"?  I would say court evictions should have the biggest impact since most landlords won't go through an eviction unless they have to.

@Phillip Jewell  Hi Phillip - I never had any mentor and personally not sure how good idea it is to pay someone for their advice when you are taking all the risk & doing the work.  I would instead recommend reading up different articles online (like you are already doing) and try to meet landlords in your areas who will give you advise for free. 

@Gautam S.  I believe what @Jeremy Tillotson mentioned is correct based on my research in the past.

@Chris Dooley  Hi Chris - I agree with @Larry Turowski on buying business with family.  Renting out properties has it challenges which can compound when a family is involved unless you are doing it to help your family and not treating it as a business.  Most of us landlords hope not to deal with tenant issues and can't expect when they will happen but unfortunately they will happen.

@Shawn Mcenteer  Luckily I don't have much experience in eviction but I know sometimes landlords will do cash for keys to get tenants out.  Have you considered that route?  

@Logan Allec  I think the answer depends on many things but primarily how much money you are starting with and what kind of money you need in your retirement from rent. If you are starting out to a lots of money and can use that as downpayment on enough property then I suppose it's possible.  On the other hand if you are starting out with enough money to put downpayment on one property and expect return from that to pay off mortgage and have enough to retire then that's extremely unlikely unless you need very very little to live in your retirement.

I've never used a property manager since all of my tenants pay electronically but I couldn't agree with @JERMAINE LUCAS  and @Sam C. more.  I've had tenants who were late once or twice but I didn't charge them late fee since they are generally good tenants and I want to keep them.  If a PM were to keep the late fee them they wouldn't be so nice about it and probably collect the late fee even if it would make my good tenant upset.

@Tosin AgboolaZillow & Trulia are good for looking up sales/tax/assessment history.  I like redfin.com or ziprealty.com for searching purpose.
