They would rent the entire apartment and then sublet a room to the nurse.

A tenant is wanting to sublet to a travel nurse. If you allowed this, what would you include in the lease addendum regarding the sublet and what % would you require the tenant share of the profit?

Hi there! We have 3 properties locally that we rent to Business Professionals and are considering selling them for an investment property in the Panhandle of Florida. We would love some feedback on 1031 Exchange. Would you pay the 20% in Capital Gaines or do a 1031 Exchange? Thanks so much for recommendations.
