Here is a new property that I need to get rid of. It sits on a very quiet block in the South Chicago area. The 1st & 2nd fl units need most of the work with the 2nd fl unit not needing much work at all, only some cosmetic updates. All of the units have 2bds 1ba, hardwood floors, and large living room areas. The property has current building violations, but all of which will be taken care of during the renovation. There is a new boiler under 1yr old and a newer HWT, separately metered units, and a brick 3ca garage!! Multi-unit properties in this area have been appreciating very rapidly and are in high demand. Well put, and some great advice. I find it amazing how people get so agitated at real estate marketers who pull public data and mail to that same public data in order to generate business for their particular company, and in the midst of that help lots of people, but won't have that same agitation/anger at the local grocery store that sends out ads regularly, or the oil change company that consistently sends out advertisements as well. I just don't see it being that much trouble to toss the mail in the trash if it has no interest to you; I do it daily. Keep up the good work......Love this quote from you:

It sits on a quiet block in a desirable location near metro lines & other public transportation, major expressways, as well as shopping centers, which all are desirable to local residents. If you look at the CMA, there were a couple of frame bungalows that were recently rehabbed in the immediate area that sold between $155-175k, so with this being all brick you can adjust the ARV upwards for maximum resale value. The property is in solid shape, but will need a complete renovation to really bring out the value. All contents will removed from the property prior to closing. There are also a lot of pre approved buyers looking for newly rehabbed homes in this area due to its location. I think it largely depends on who your target market is. I target mainly the baby boomer demographic as they are usually ready to downsize and are quite motivated, so direct mail gives me a better ROI because they are not really on social media other digital channels, so it may be hard to reach them outside of mail coming right to their residence. I do agree in saying that digital marketing is making its presence known because I have noticed the more content I push via my social media channels, I have been not only generating more leads, but also I have noticed I find more buyers and sell more properties via those channels. Even though my target market is more elderly individuals, I normally reach their kids, grandkids, etc. via social media and they will reach out to let me know about properties they may be looking to sell, so even though I am not reaching them directly via my digital content, I still reach them indirectly. My advice is to identify who your target market is first, see if there is a better connection with them via direct mail, or can you have a better shot at reaching them digitally. I can only speak for myself, but I have seen that using them both delivers me some pretty good results. I just wouldn't eliminate one or the other, but find ways to use them in conjunction to close more deals. Hope this helps. Good luck out there.

The property sits on close to a .5 acre wooded lot with lots of land surrounding it that retail buyers look for in this area. The property has recent upgrades to big ticket items such as new roof on the home and garage, newer siding, windows, and the HVAC and hot water tank are in good shape, so the rehab budget would be primarily to update the interior of the property to attract retail homebuyers.
