hi there as I go along the steps direct mailing seems like aiming at a black cat in the dark. For all of you who try direct marketing through yellow letters/postcards what's the success rate? how $$ amount on average do you spend in acquiring lists & mailing ?

On a separate note has anyone tried tax defaulters data too?

Hi there,

Is finding a deal through county public record of tax defaulters is advisable? is it ok to go about contacting the tax defaulter with a personal hand written note?

Hi there,

I am not sure if this a wise enough question or not but I have to ask & get it out of my system.

Example: If I live in a house I plan to BRRR are there companies/ investors still interested in financing it?

Is it a good idea to live in the house you plan to flip or rehab & rent out? will it work as a regular traditional mortgage? where minimum 20% down is required and your mortgage value should be 2 times of your income to qualify ?

so is going through the neighborhood & writing direct letter the only way to reach distressed properties ?? 

Real estate agents or MLS listings don't work ?!

& then what's the best way to contact them ?? Letters aren't there too many scams which any home owner will also take you also as a scam ??
