I own 3 rental properties in Lafayette but have yet to do an eviction.  All of my colleagues and mentors said the eviction process is pretty straight forward and landlord friendly. 

Condo's are scary as an investor bc the association can issue "special assessments" at any time. As an investor you have less control of a condo. Less control of your real estate investment is not ideal. I would go the SFH route if possible.

Single family home in a B or A area as a first investment is the way to go IMO.  Shoot for $400/m in cashflow and that should help cover your rookie mistakes which are bound to happen.

15 year loan or not, never buy a property with negative cash flow.  There are plenty of other properties that will cash flow positive.  If there isn't then you need to look in another area.

I highly recommend getting your lincense. You can make a lot of money selling real estate. The key is to get listings. You can mix in learning about real estate into your day since you are an agent. I honestly don't understand how RE investors do this at a high level without their license. 

I make it a requirement to be able to rent my property.  No one has complained and I've found they actually prefer it as well.
