Elizabeth S. That's a great return relative to a small investment. Congrats. I would have to put up at least 75k in my market to fetch 700 a month.

Purchase an office condo about a year ago, just finished renovations. The one thing that's going to eat away at my return is the condo association fee. Make sure you're aware of that before investing. Also I'd shy away from having multiple tenants because it's just more work. But if you don't mind the hassle go for it. I know someone who has an office space with multiple cubicle type spaces around 500 sf per tenant, and it works for them, but I prefer the passive income from a single tenant, so for me it's not worth the constant search for new tenants. Also parking is a big concern to a lot of tenants, so make sure that is available relatively close by. Hope this helps.

Just curious, my two properties are in the city I live in, which is having a modestly robust uptick in the downtown area. But I'm curious as to which cities/markets investors see as having the most potential for return.

If you were going to invest all of it into CRE how would you do it? Split it up? One big purchase? Use it as a down payment and take on debt or no debt?
