@Matt K. I'm looking at investing between 100-150K and then go from there to start investing in other properties. But, I'm also open to spending around 300K so a high growth market or where the median price of a house is around that much. eg. Reno. Hope that makes sense!

What are some other factors I should consider over the others?

@Matt K. I have just started researching the markets with a potentially high growth and those were the ones I narrowed down. While these markets have been appreciating, they still show an upward trend. The reason I'm keen on Reno is that it's closer to Bay Area(where I live) and the growth of tech industries in this area. Another major reason is that this being the first time, I don't want to look at huge risk markets. But still, I'm open to suggestions on other markets as well.

@Jillian Klinvex Job market growth, rental laws(landlord friendly), good neighborhood with a good school district, appreciation rates, annual gross rental yields, taxes. Not sure of the property type yet - condos,  single-family etc. 

@chinju hu We've started looking at investment properties out-of-state and we stay in a rented condo in Bay Area. So, it's definitely a great move or so it seems right now. Anyway, it's definitely reassuring that others are doing this too. Just curious - did you contact an agent in Memphis or hired a property management firm? 

At this point, not sure what would be the best move? Any ideas/suggestions are greatly appreciated!

@Deborah Pyburn Thanks so much for your response. The ticket price to each of these places is indeed a really good suggestion. Could you please elaborate on "..some municipalities may make up the difference in sales and property taxes which is something you should definitely keep in mind." Appreciate your help!

We're looking to diversify and start investing in rental properties. So far, I've shortlisted these markets but not sure how to pick one from the below selection:

1. Atlanta 

2. Austin

3. Charlotte

4. Reno/sparks

5. Dallas

Are there any other I should be considering? What are the factors I should keep in mind to make the selection? And, finally Once I identify a market, what should be my approach? Should I look for agents, property investment firms etc.?

Any advice would be greatly appreciated. Thanks!

@Tim Farrell We're looking at investing our first rental property in Reno/Sparks area due to the tech companies (Tesla, Apple and so on) growing their operations in that area. What are your thoughts on the market? Is it a good time to invest in single family homes?
