Hi All,

We are close to making our first OOS rental property purchase and now we are looking for a good property manager around the area. We have shortlisted a few but it seems they're more inclined on doing a handshake deal instead of a formal written agreement. 

We are new to this so we really don't know how this is done. Is it normal to do a handshake deal with the property manager?

Hi, I'm new to REI and I'm looking to invest in rental properties in and around Leander TX. Since I'm OOS, I would appreciate if someone could answer my questions.

1. What are some good neighborhoods(zip codes) in Leander?

2. How soon a 3Bd 2Ba rents and what is the vacancy rate?

3. Can I expect to be cash-flow positive?

4. Can someone share a reference to a realtor and a PM that serves that area?

Hi All, I am a newbie in the area of REI and I'm looking to invest in out of state rental properties. I literally have zero experience with real estate and all the knowledge I have gathered so far is through reading books, listening to tons of BP podcasts and reading through fellow investor's posts. 

I'm currently in San Diego CA and I looking to invest in a cash flow positive market. Reading through the BP forums, it looks like the only way to achieve that would be to invest out of state. I have narrowed it down to Indiana (Merrillville/Hammond) and Kansas City, MO area.

Since this would be my first real estate investment, I would like to start with a turnkey. I would really appreciate if someone could provide me with a few recommendations. Thanks in advance :)
