I purchased a home using a 2 year lease to purchase contract recently. I purchased it at the negotiated price we set 2 years ago. The appraisal and comps used during the mortgage process show the home being valued at 20-25% more. I'm curious to understand what the process is typically to cash out refi at the appraised value (not the purchase value) and in what time period I'll be able to do so.

Thanks so much, Daniel. That's very helpful. I had a few follow up questions:

- When you say institutional, is there a big difference between a $10M - $20M deal vs a $20M+? Is there a difference in these fees if we're talking an individual working with a buy side broker vs an institutional investor?

- How do buy side brokers typically handle the case when the listing broker isn't splitting their fee? Would they sign an up front contract with the buyer on a minimum fee? 

(I'm asking from a buy-side broker's perspective, trying to do what's best for myself and my clients, as well as understand what's normal in the market.)

Hi all,

I want to learn more about how buy-side brokerage commissions work for individuals working with one in CRE.

- What's the typical commission % for a buy-side broker representing an individual in a CRE deal (multi family, office, retail, NNN, etc) for various deal sizes ($1M-$2M, $2M - $5M, $5M - $10M, $10M-$20M, $20M+)?

- Who pays for the commission for these various deal sizes (seller vs buyer)? 

- In the case that it's a buyer, how do you negotiate for the seller or sell-side broker to take on that fee?

- Is it normal for people to work with buy-side brokers at each of these deal sizes? (what % of the time does that happen? why does that happen or not happen?)
