I expect investors to get their principal back in 3-5 years. It's definitely more long-term than a fix-and-flip.

I'm organizing a partnership with a couple of investors for SFH investing. The general idea is the investors would bring the capital for a 10-20% down payment and I would manage the operations (finding the deal, putting it under contract, managing contractors, getting tenants, etc).

I'm looking for advice on a couple of logistics:

- How to structure the partnership: upfront fee, % equity, % cashflow

- How to get financing given there's multiple people supplying capital

- How to formalize the partnership with legal contracts
