Hi - 

In case I need to put an offer on a home that needs fix up, can any one of you please guide me on what are the major ticket items that I should be looking for and the approx cost to fix it? For example; Roof ($10k to fix).. Any help would be greatly appreciated.

Thank you for sharing your experiences. This will really help newbies like me. I have tried putting in some offers on some homes but no luck so far. I am really struggling hard to find my first deal (even with 1% rule homes). 

Any practical advice to find investment properties would be really appreciated.

I had the same question, thanks for posting it. 

I think @Jon Holdman has pointed out the exact things to look for.

I feel that if you have built a good relationship with the turn key investors, then that might be the way to go in the long run as it will save you time on rehabbing and help you focus on the deals. Verifying that the rent amount advertised by the turn key company is the same as market rent rate is a key thing to look for. I have heard that Philly gives a good cap rate on rentals.

Thank you for your great advice. I have hard time finding deals. I am amazed by how other real estate investors manage to find deals. I will try to master the tactics you recommended and some day :) hope to buy my first investment property.
