There is a lot of opportunity to value add in SCV, especially if you plan to buy a primary and fix it up while you live there. I did it recently as well. 


Thank you looking forward to meetup! I was a little curious as to the strategy you and other investors are seeing here terms of a cash out refinance. I was looking at a couple of houses and the renovations were about 80k and I think that would be locked up for a few years. I understand it won't be a homerun BRRRR, but would be nice to get at least half of it back out. Also I am seeing a lot of room for rent listings but doesn't seem like a lot of them get rented quickly. So trying to understand the demand here as well.

Hi! Sorry I can’t seem to find the events page. Would love to meet and talk with others here I am considering purchasing a primary here for some house hacking. Just not sure what the best approach on adding value here in the short term.

Hi has anyone redone their own bathroom (shower, tub, plumbing) and adding some new electrical for ceiling fans, new water heater, furnace, ac placements? If so did you pull permits before work was done and did you have to leave the shower wall open for inspector to come by to approve before you could seal it up? How long did it take for inspectors to come out? I am in escrow on a property in Yucca valley.

I am looking to house hack a home in gardena. It is 1.7 miles south of spacex and major crossroads are Crenshaw and rosecrans. I drove there during the day and evening and Crenshaw definitely looks a little iffy. Do you think the area will grow soon or at all? I'm worried this might be a pocket where it won't grow. Not sure if I will get good tenants to house hack the home I want around there. There was homeless tents near the apartments by the water canal.

I am a new investor in LA. I house hack my primary and would love to network with some flippers here in LA. Are there also any meetups happening now since things are slowly opening back up?

There is no rent control here and no issues with renting. It's a relatively nice and modern looking unit so rent price would be decent. HOA and property management are the biggest declines to the cash flow.

My debt to income ratio will be fairly low in retrospect to 10 years. Right now currently its still under 20% thankfully. I'm thinking of buying 1-2 doors Out of state (Indianapolis, IN) though as investments. That won't be too bad in terms of debt to income ratio but I should consider paying off at least 1 morgage. CA morgages and homes are just so pricy and I'd rather not use my own money to pay off the loan if I don't have to.

My long term goals would be to be able to keep the home and rent it out and use it for a HELOC to buy more doors in other states or maybe use it to buy my 2nd home back in my home state in Hawaii.
