So are you planning to sit it out or so you have other ways to participate actively in the meantime?

@Andy Schreuder@John Mattox, what did you guys end up finding out?  I am in a somewhat similar position and don't know too much about how to properly analyze a commercial property.  Any direction would be appreciated.

Reaching out to see if anyone has experience with buying/owning a home in a 55+ community? Besides high HOA, it seems like there are attractive features like respectful, reliable tenants, stable neighborhood with lots of amenities which would make for an attractive place to live. Any experiences to share, good or bad?

@Scott Trench, I have personally done this.  It was a very fortunate deal for me, and the seller.  I ran across a deal in a nice area and worked owner financing on a smaller industrial building.  It was awesome, as I didn't have to pay for a commercial appraisal, no loan qualifying aside from basic financials and a personal financial statement.

I started by occupying less than half of the building.  Then as my business grew and my original tenant's lease expired, I took over the entire building.  13 years later, I am still there and praying for another one like that as we are running out of space!

@Dominic Jones, thanks for your thoughts.  My goal is to keep adding properties that grow and cash flow.  In 10 years, I'd like today's equivalent of 20k in passive income per month.  I am on the way but do not want to make some of the mistakes I have made so far in my career.

@Ryan Landis, I will definitely plan to make the next meet up with @Johnson H!

@Mike D'Arrigo, I would like to speak with you. I will give you a call next week as turnkey a may be part of my plan going forward.

@Matt Motil, we do have similar backgrounds.  I am going to keep looking at all of the options, as I am not in a rush.  I have been looking at Cleveland, and know you can find cash flowing properties, but the appreciation seems harder to come by.  I would like to speak with you too.  I would love to put a trip together to visit some of these regions that have cash flowing properties available, including Cleveland, Cincinnati, Pittsburgh, Austin, and Dallas.
