Currently sitting at a 750+ credit score and a few thousand dollars saved. looking for mortgage lenders and real estate professionals knowledgeable in the 203k area of home buying also local down payment assistance programs.

I’m 100% determined to get a property in 2020 and wanted to start to reach out to a few lenders because i have questions.

I believe i’ve gotten over my fear of making the “real estate leap” BUT, it’s this one thing in the back of my mind.... do I make enough to even start house hacking? My current job pays $12.50. I live in Georgia where the minimum wage is $7.25. I guess the fear comes from the fact I would have other tenants to care for out of pocket for possibly the first few months, vacancy, maintenance, and that I could possibly get denied a 203k loan due to insufficient income.

I'm not sure what steps to take trying to acquire a FHA loan to house hack a three or fourplex. Also how long is the process?

I only have two blemishes on my credit report( a hospital bill and a old gym membership) but i didn’t have any credit prior to the blemishes. I’ve gotten very serious about going the entrepreneurial (rental properties and a trucking company) route and i know a 700+ credit score would speed up the process. I wanted to know which option would be quicker or smarter.

side note: I don’t have any credit cards. should i get one?

I’m looking to get into real estate for the Financial freedom aspect of it. I would love to get a fourplex as my first property and house hack for a year or less with the long term goal being owning 60+ apartment units, commercial real estate and even just being in a real estate crowd fund. I’m not sure where to start even though I have just finished reading the bigger pockets rental property book. I’m located in the atlanta area which I believe is prime location for real estate and would love to capitalize off it it.
