Yes, I am trying to make this my full time job. From construction I have moved over to corporate, working in IT, but I am seriously looking for my way out as there isnt any satisfaction at my current role. Real Estate was always of interest to me and I know this is where I will thrive. 

I actually have another question. How do you deal with cash flow when you are an investor/flipper in the beginning? If I was to quit my job tomorrow and work full time as a flipper, I know there is a long time period before I get a nice check from the work I am putting in. Whats the solution to that? Should I buy rentals first and build up a portfolio before I get into flipping so I can have some cash flow?

As you can tell, I am seriosly eager to leave my position RIGHT NOW and work in this field instead.

My suggestion to find #2 & #4 would be to go to the top of this page and click on FIND AN AGENT & FIND A LENDER. There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area. My suggestion would be to select someone with the most forum posts or most reviews. That way you know they are active in the BP community!

You'll need to attend and network at real estate meetups to meet people that are already doing what you're trying to do where you're at. Be excited to learn from them. If you're introverted and shy, you'll be ignored and left in the corner eating a piece of pizza wondering where all the deals are at. Ask if you can shadow any of them and shadow them full time for at least a full week/months before making any big changes in what you're currently doing. Ask questions and don't be afraid to sound stupid. 

Contractors and sub contractors are some of the hardest pieces to find. They're more blue collar and are not always the most reliable if they're too tied up in other projects. If you can chat with any of their references before working with them, that will help a lot in deciding whether you should work with them or not. Consider looking into long term rentals/potential house hacks if it makes sense where you're at. Keep it simple starting out.

That's awesome, I listened to those exact books which is what got me interested in pursuing this career further. 

I will be going to my first meetup next week. I hope to find some good connections there!

In regards to investments, I like the idea of long term/rentals but I wanted to start with maybe getting into a rehab and flip instead.

 Okay, thanks for this advice. I will take that into consideration. I will be attending my first meetup next week!

Yeah, this sounds great. I am going to start looking into finding some meetups to attend to. 

I'm not too far from the Gaylord so I will definitely make some time for that one.

Are you wanting to build or rehab? Either way, it's important to have a team by your side as you do this. There are several REI Meetups in the DFW area, I would suggest to start networking there. I meet most of my contractors through networking. Always remember, the cheapest is not always the best! But, I'm sure you already knew that. :)

 Noted! Meetups it is. Seems like that is the common suggestion amongst everyone. I really appreciate the advice. And I was looking towards both builds and rehab, but builds seem to require a bit more knowledge in construction before I get comfortable taking that on.

Hey community,

I am really interested in making real estate my day to day job but I have no idea how to start off. I have money to invest and I have some experience with construction as I have worked as an electrician for 3 years, general construction for 1 year and currently doing all of the rehab for my primary residence. Back in NY I shadowed the construction on 2 houses my uncle bought from foreclosure and needed rehab which were then sold for profit. 

I live in Dallas now and I am trying to figure out how I should start my career here as a real estate investor/flipper. I have been combing through the MLS looking for deals daily, but im unsure of how I would even fix up a property as I dont know of any builders out here, nor do I have a crew to get the work done. I dont mind getting my hands dirty and doing the work myself but thats not an efficient use of my time.

How can I start finding a crew to do rehabs for me or how can I get connected with builders/contractors to work with?

Am I even going about this the right way? I would like to take some suggestions on what I should be doing. My end goal is being able to flip/rehab properties.
