Brian,

I'd say it really depends on the area. Realize that payroll could be anywhere from 25%-40% of gross. For our hotels, a small distance of 30 minutes is significant enough to impact gross. Our payroll is about 20% higher for one hotel that is just 30 mins away. Also depends if it is a limited service hotel, full service, or extended stay. It says you're from NYC, so over there, you have union labor, unlike most other markets, so costs can be different.
