Are you going after Rent to Retirement?  Or Blacktip? Or both?  I might be interested in joining

Please PM me for information. Thanks

Did RTR work through Carol Congelos and their company, SWFL Prop Mgt?

Yes, and Victor Franco as well.
Needless to say, they all disappeared!

What do you mean by 15 people? To persue him criminally?

I spoke with our attorney and he says we can file a class action. With 15 or so plaintiffs we would have a stronger case and the hard costs would be a lot less.

He already has three or four more clients in a similar situation. He will do it on contingency base.

You must pursue BTC in a criminal case which is ongoing at the county level and may reach State level

You can file a complaint. The contact info is in this thread somewhere. Search Detective Jessica Correa.

The class action would be against the company who got us in this mess and received allegedly $26000 a pop in referral fees. Even if we got our $26K back, we would be ahead.

So, what's gonna happen now? He swindled all of us, and now will ride to the sunset, and laugh at us for the rest of his life? And, pass the money to his boys as the trophy of his legacy?

Something needs to be done. Jeff won't have the money, but somebody does.

If anyone is interested in pursuing this matter please reach out. We need at least 15 people to move forward.

Hi Everyone, I am also in the mess with Black tip. He took a lot of money from me ( deposit plus construction loan draw), but nothing was ever done on my lot. I am trying to cancel the contract and look for another builder to build. Is that what everyone is doing? What are the other construction companies everyone is switching to? Any recommendation?

 Hi Jessica,

I think there are dozens, myself included, and many who now have construction loans outstanding. How are you going about canceling the contract?

Jon

You need to send them a termination letter (that is what the attorneys have been doing with the clients I work with). Message me if you have more questions about the process. I can also recommend you a local attorney who has been handling these with Blacktip, Beattie

@Jessica Luan whatever you do, do not just send a termination letter.  The way their contracts are written, if you terminate they can keep all money paid to them.  You have to go through a whole process by sending them a notice to cue etc.  if you go about the process correctly, you can break free without liability.  Get it wrong and you end up owing them.  This is not a quick process, but none the less, the best process and it works every time.

You are correct Stephen, that is why I said there is a process involved with it with the end goal of termination letter. Also like I said definitely need to go through an attorney to handle all this

Yes I am working with an attorney to get it cancelled. I was wondering if anyone has switched to another builder and any builders to recommend?

Coastal Craft Homes in Cape Coral, FL is finishing up several of the abandoned projects from various builders https://www.coastalcrafthomes.com/
Has any of these projects been completed by this builder?

Can anyone give us an idea the cost of the contract termination process through an attorney? Also, the time that the process takes?

if someone has successfully terminated with BTC, please refer an attorney. We rather go with a lawyer who knows about the situation.

thanks

If anyone is looking for a local attorney in regards to their abandoned construction project, I can share their contact info. Please pm me (I am not affiliated with any attorney, but have helped people connect and get help)

Please let me know.

@Jay Hinrichs I am in the same boat as Kyle. I made a $40k build deposit (first deposit on 10/2022) and we have yet to break ground - or even finalize permitting. The land was a separate all cash purchase.

On top of that- I call GC and email every week. I get a response about every other month- always with false promises, and never direct answers.

Do you have any advice for how to handle situation? Is it possible to transfer a contract to another builder? Thanks

I just messaged you. Coastal Craft Homes is currently finishing up several homes from Blacktip and Beattie. Here is the website so you can reach out https://www.coastalcrafthomes.com/

Can anyone give us a feed back on the Coastalcraft homes? Previous or current projects.

I thought to open a new thread about Blacktip Construction Group who has taken peoples deposits. Many people were recommended to Blacktip Construction by RTR and SWFL Advisors. More of more people have been bringing up the fact that Jeff Beach has taken money from them. There was a investment that was advertised by RTR and SWFL Advisors and they referred us over to Blacktip Construction Group. We were told to buy lots and then sign contracts to build with Blacktip. Jeff Beach the owner has taken deposits for over 2 years from clients. He is known not to answer his phone, rarely respond to email and has multiple litigation's against him. If you have had problems or been a victim of his company this would be a great opportunity to share your story and come together. He took 56k from us, justified it and only pulled permits.

I too had a RTR build to through a different contractor that after 16 months wasn't permitted.  Fortunately I was able to get out of my contract with comparatively minimal loss.  Curious to know, do investors have any claims/rights with RTR?
I was wondering about that too. Does anyone know if investors have a (right to) claim against RTR?

 Henry,

Could you please elaborate? Were you affected by Blacktip Construction as well?
