Okay, I was told to find a title insurance company or lawyer to have a clear deed which is the same as a house. Your telling me the bank lender will find the title insurance for me or lawyer?

This seems like alot less work for me. LOL!

Now, I am getting confused too cause I have read no lien and defects.

I prefer to know that it is like buying a house. I had an agent before but I thought I read that the contract is with a bank lender.

I am making a plan so I will ask questions. I never bought a house that wasnt inspected first so I am getting alot of messages to sign the contract first, and not go through it would mean I would pay an attorney?

Okay, If there isnt any title insurance the attorney will make sure the title is insured by words in contract?

I do my own inspection or hire someone? It is suppose to be free of defects? Do they provide keys to see house?
Do I sign the contract first or go to a lawyer first/title company first?

Hello! I am getting mixed messages cause I am getting a message that I dont sign first or do sign first?

Does REO require a down payment like a house from a regular owner?

So does title insurance give so much insurance of free title that you dont have to do a preliminary?

This is the old idea of Planning. Let me know if I should change anything?

1. Find out where the lender is?
2. Find out where the court is?
3. Check the deed room for title?
4. Find a title company, if not, then go to deed room only or title company does the search.
5. sign papers with lender which is suppose to be the first three above?
6. Get a lawyer, if I dont have a titled company.

Is this order good? Or do I sign papers with lender first?

I am missing when to get the mortgage? Does it come from the lender or another bank loan? Last time, it was approved without signing papers. I did it before I signed the contract for the house.

That is why I am asking the questions cause I may live two hours away so going to all these different places may be far away from each other.

If I sign the papers first, then if the title isnt clear, then what do I lose?

Okay, so the septic is for more rural, not new developed places. I was confusing the septic with a water well. LOL! The sewer, septic is for waste.

I read that one place had a septic so I thought maybe sewage was important to know.

Okay, how does a buyer expect clear marketable title?
East coast doesnt have titled company?
Free from defects and lein means I dont have to get it inspected?
Where can I get a preliminary title report?

I had an agent for my house and a lawyer so I am eastern. Just wondering if it is the same cause maybe the title may be cleared versus a normal home.

I guess with more reading, I will know what is foreclosure and foreclosure auctions. I was told that it is too risky to do auctions, and immediate cash is required.

It is a matter of just knowing what is foreclosure, and foreclosure auctions.
