Most people want a down payment or deposit to secure the home for the sale. How do I know the deed is good if they want a deposit, and if the deed isnt good, would I get a downpayment back?

Thanks! :D

If I rent a property out to someone, do I have to be in the same city if something goes wrong?

Can they handle the problem themselves?
