What about if you were recruited to work for an institutional PML? Do you need a license to collect information from borrowers in the state of CA? I’m trying to find a great source for the rules and experience from current brokers. Would you be considered a broker if you aren’t negotiating terms or rates? I’m trying to understand the rules, job titles and functions.

Thank you for your response.  That was something that I considered as well.  I have looked into meetups and clubs as well.  I am still vetting my options and searching for the right fit.

I want to join a mastermind group for networking and real-time meetups/Q&A opportunities.  To join, I have to sign up for an educational package from a 3rd party which is Renatus.  I'm NOT interested in selling anything (other than RE), but to gain access to more knowledge and established RE investors that I can bounce things off and partner with. I know it is here for free, but I also want a more active circle to help me.  Any thoughts, experiences, or reviews?

How do I prepare myself to make an offer on a house paying cash from a HML? I want to make sure I am pre-approved and have the proper paperwork ready if the seller is interested. What contracts do I need? What's a quick step by step? Is it possible to get a HM Loan if there is about $200k of equity w/o putting more money down?

Can you refresh my thought process on investment property financing?  If I finance a property as an investor (not a resident) on a duplex that is occupied with long term tenants and I put 20% down, would it be realistic for me to qualify if I have a high fico and the rents offset the mortgage?  I am concerned about the debt to income ratio. And what if the dwelling wasn't rented out yet, does that pose a financing challenge as well?

@Lane Kawaoka I use that in most walks of life and have done ok.  The hard part is, I have limitations that they don't have so starting out small and evaluating the "less expensive" market is where I am having a challenge.  If it was where I live, I would be less vulnerable, but we have to start somewhere.

@Aaron K.You are very correct, but it is not feasible for me to visit every area I am evaluating.  I would love to invest locally, but Los Angeles is a hard market to jump into. I have about 4 areas I am researching and if I can get a hint of reliable intel to warrant a visit, I am not above that. It is just so difficult to evaluate information if you don't trust what you hear. Who purchases OOS without visiting? Is this a big no-no?
