Hello everyone,

Does anybody have a recommendation of a reputable credit check website where I can simply enter in the information and pay for it without adding a bunch of properties and rent collection features? 

Like I just want to pay for a report for a prospective tenant and get the report. I don't need all of the bells and whistles. Thanks in advance.

3rd floor window cracked and needing to repair. Rather repair than replaced at the moment due to budget concerns. Thanks. Locations in downtown Philly

Piggybacking on this thread for a bit is there a difference in shopping for an Umbrella Policy vs a standard policy? Do you just contact your insurance agent and let them shop for you? Also in Philadelphia if that makes a difference.

Im actually pretty interested in this topic as someone hears about this business all the time but yet has never needed to use a laundromat as I have a Washer and dryer at home? Is it a business that only applies for dense urban areas or is the business viable in more suburban areas as well?

Recently had a kid in a single car accident cause damage to my property and at first his insurance company(All State) was talking about a payment and I was getting estimates for repair, however now Allstate claims that they are unable to contact their insured by both mail and phone so they are unable to issue payment for my damages. I'm not really sure why that is necessary when the police report clearly states whats happened. In any case the claims rep told me to have my insurance company go after all state for payment. 

My main concern is that if I go this route that my own personal insurance rate would increase significantly as a result of some negligent kid. Although I feel like at the moment, It have no choice but to subrogate. I wasjust wondering if anybody out there has a similar experience and didn't see an increase in their rates.

Post: Car damage property and billboard sign that I own how to proceed?

So this morning I received a call that a car and hit a pole damaged my billboard/signage as a result. Thankfully no one was seriously hurt, but I'm curious whats the best way to proceed? The police and the energy company have already been out to try and fix the power lines and stuff. I tried calling our insurance agent but since its the weekend they haven't responded. Is it necessary to have an adjuster? The police have already written the report. I'm just looking for advice to best protect my assets and filing the claim afterwards. Hopefully the driver has enough coverage.

Yeah, when we purchased the property the previous landlord mentioned that she was quite the character, but she paid relatively on schedule so we tried to accommodate to maintain a good working relationship but she is getting on my last nerve. 

I hired a plumber to do work at her unit in the past and he put it crudely but probably accurately "she must have been really hot back in the day to expect people to bend over backwards for her like that" 

Yeah I feel like that would be the proper way to do this. But I also feel like as soon as this tenant receives that letter she is not going to pay rent anymore. 

Literally just today she called me demanding someone come take a look at her air conditioning unit. I told her that she is a commercial tenant and that her lease states that she is responsible for the maintenance of her air conditioning unit and repairs. She ignores that and says if she is going to call somebody she's going to deduct it from the rent. I told her if that happens we are going to head to court and she says fine. Easily the most unreasonable tenant I have ever dealt with.
