@Dennis M. and @Steve Patterson - I've seen the lazy comment pop up in a few different forums.  Is it that you've given the agent a list of things to do and they can't seem to get it done?  Just trying to get more clarity on the type of expectations set and how the agent failed to deliver.

@Thomas S. So it seems the agents are not comfortable making offers at a discounted price, is that correct?   @Michael Durham I feel like you were on to something similar.

You've all made some interesting points.  So what I'm hearing so far is that knowledge and communication are very important.
