First home that has been fully renovated. Basement and studio apartment are rented to bring in $1600 per month in rent while living there. Mortgage is $1500 per month

What made you interested in investing in this type of deal?

I needed a home to live in and wanted to have my mortgage covered by the rents.

Last year I made the leap and bought my first property that I am house hacking, doing value add projects and even found a way to add another unit on the existing property. I feel like I have gotten over the biggest hurdle of just getting started but now I have used up most of my cash and maximized the income potential. This has left me with more motivation and excitement than ever. Now the challenge is to find ways to add value for other investors other than my own money. I am growing an insurance business while growing in my real estate career and both depend on me getting in front of more people to have quality conversations. What do you use to meet more people? Are there habits that you have formed to keep this top of mind? Is there a CRM that people are using for real estate that I don't know about. I would like to use ringless voicemails with my insurance client, does anyone know a software that does that?
