I agree with @Evan Polaski in that for your first flip, you shouldn't really overthink it. Although, I have to admit, for my first LLC, it did take a while to think of the "perfect" name. I do see @Teri Feeney Styers point of building a brand and reputation. If this will be your parent LLC where you have different entities under it and you decide to build a business and brand around this name, then some thought should be put into it. Just make it fun and make it you. Have a good story!

For example, my first couple LLC's for each of my properties were different types of airplanes because one of my partners loves planes and flies model planes. As our portfolio grew, we decided to just incorporate the address number or street name in the LLC name to make it easier to track.

However, for our parent LLC, we had to put some thought into it because we wanted to build our brand. So we came up with Flite. The name itself has nothing to do with real estate, but we wanted a short, catchy, kind of start up name. Flite came about as play from our previous LLC names deriving from airplanes. It's spelled that way because it's an acronym of our core values.

Family. Legacy. Invest. Trust. Equity.

I actually almost bought a 24unit in that area last year, we found a few things during inspection that the seller did not want to fix / discount for, which ultimately killed the deal. It reall really depends on the where, neighborhoods there alternate between b- (at best) to d- street by street. i do think long term the area will stabilize and improve, especially with all the flipped homes there and on both sides of Maryland Parkway, but theres still alot of room for improvement. Boots on the ground are essential, so either find a good Property manager and / or someone with local knowledge and network.


Thanks for the insight! I believe the east side of the strip off the Stratosphere is a little more developed than the west side?

@Federico Peralta, I believe this would deter investors from investing in Oakland? Do others see this and other measures like rent control as opportunities to invest as this may scare away other investors leaving more properties available?

@Diana H. have you thought about partnering up with people, especially for your first mf 4-5 unit deal? You mitigate your risks, share the rewards, and learn from each other? You can also pool funds together do that you don't completely deplete your savings and have some working capital available for your rental property. What do you think?

Hi @Saman Jafari,

What types of rental properties are you interested in investing in Sacramento? SFH, duplexes/ triplexes/ fourplexes, commercial mf, etc? I invest in commercial MF in Sacramento and have been having much success. We like the factors you mention...the sales price range is more affordable than in "SF proper." We find tremendous value in value add/ value management properties where we can increase the NOI and rent at market rates. Being based in San Francisco/ East Bay, we also like the proximity for us in that we can easily access our properties and meet w/ agents, property managers, and contractors. @Maria D'Aura, congrats on selling your rental property! Using those capital funds for a SFH that you plan to live in and rent out an in law unit to help pay off your mortgage might not be bad idea but I agree that that route might not be the best use of your capital.

I have investments in Sacramento and as @Nicholas Cook mentions, the west coast is more of an appreciation game rather than cash flow. Some of my multifamily properties in Sacramento do not cash flow day 1 like maybe in other states like Phoenix or Texas. However, once we value add and value management and stabilize the property and increase it's NOI, in due time, it'll cash flow and you know what. It appreciates like crazy maybe more quicker that in other states like Phoenix or Texas.

So what is your end goal? Build up cash flow or wealth?
