Investment Info:

Single-family residence buy & hold investment.

Purchase price: $204,000
Cash invested: $8,000

Location, Location, Location! very happy with the property.

It depends on the scale of the project. I don't suggest rushing the contractor to throw out a number for you. Estimating a project is time consuming and hard to get a hold of contractors that do this the proper way. Make sure you understand the work that needs to be done and educate yourself prior the walkthrough and ask questions and share any thought you have about the project.

this is the most important decision of your renovation. Don't rush it and find the right contractor for the work.

I have done close to 20 evictions, from personal experience You're better off to set boundaries with your tenants. Keep conversation formal and in writing as much as you can. Train them the proper time to reach you 9-5pm and in case of emergency Dial 911 before calling you. Hope all goes well.

Despite the Interest rate and Housing Crises, there are many people who are realizing the importance of Cash flow and Passive Income, and with current Interest rates, is it Realistic to seek a Cash Flow Positive rental investment, considering that you have bare minimum equity in the Property?

My personal approach to this, I don't seek for a positive cash flow if I have bare minimum equity in the property. I would seek and pay more attention to the property itself and making it better, Add value. As long as covers the rate I would consider myself lucky, for the right property. (Low Maintenace, High Demand). More is not Better, Peace of mind is more important, and OfCourse eventually fully Cash flow positive with 100% equity.
