Hi @Jennifer Burgess,

I agree with @Rosston Smith.  Utilizing a portion of your capital to invest in a property you are able

to live in but also utilize as an investment is a smart move.

This allows you the ability to move forward with:

  • start your real estate investing portfolio
  • eliminates paying someone else's mortgage
  • own your own home- no more renting
  • lower down payment since you will be living in property (3.5% vs 20-30%)
  • ability to get FHA financing with lower interest rate

This is the best way to leverage funds you have and get into an investment property very quickly with a ton of benefits.

Stay in the loop here on bigger pockets.  A great way to partner and share best practices.

I look forward to hearing of your successes.  Best of Luck Jennifer!

Welcome to the community @Tiffany Clay!

And congratulations on taking an assertive step to build relationships and connections in your passion.

This is a wonderful place to share information and learn tons of valuable resources and techniques.

Be sure to stay connected, talk to everyone you come in contact with about what you're doing, set goals and stick to them.  Goals are your road map to success.

Because real estate can be easy, it can be easy NOT to do; so be sure you schedule time to do the following:

  • Educate yourself through reading books and other market related materials
  • Research - this will be continuous, if you don't know ask
  • Building relationships
  • Get involved in REIA group and other like-minded communities

And lastly give back.  Real Estate investing is a Team sport and it takes a strong team to ensure success. Share your experiences, questions and successes; you never know who may need it at the time.

Create win-win situations and it will guarantee your success!

I know I will see more of you here!

All the best!!
