@Kurt Brauner:   Forget ProSource!  I had one of their "recommended" guys do some tile for me.. BIG MISTAKE!

Grout lines were all uneven, corners didn't match up. Looking from one end to the other made you sea sick as it was NOT straight.  Rows of tile went farther and farther to the left as you looked from one end to the other. You felt as though you were leaning to the left.

I have to say.. ProSource did the right thing and provided me with all new tile to replace all the tile that had to be ripped out and done over. But, what a headache and huge mess to rip out the tile that had already been put down.

I use a guy by the name of Humberto for rental properties (tile).. and Prestige Tile Works for my own home. 
Prestige is expensive.. but they do EXCELLENT work!

I think Humberto has a brother who does carpet.

@Brit Hale: I have used Auction.com.. but it seems they tend to bid higher than the property is worth.. so I stopped using it.

Is anyone actually finding any good deals in there?

I uploaded 4 Before and After photos.

Why is there only 1 Before of the kitchen?

By the time I had finished.. I realized I did not want to use this home as a rental property, since renters often tend NOT to take very good care of things. I made the decision to sell in the Spring.

Staged it to sell and sold it summer of 2019.

What made you interested in investing in this type of deal?

As an Interior Designer, I love fixing up ugly spaces and making them as pretty as they deserve to be.

How did you find this deal and how did you negotiate it?

Shopped for properties with a Realtor.. found a property in need of some TLC.. and made an offer.

How did you add value to the deal?

Improved and added upgrades to every square inch of the property.

What was the outcome?

Sold the property for the highest price ever paid for a similar property in the development.

Lessons learned? Challenges?

Don't get too carried away improving a property if you are intending to use it as a rental.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My partner and I did most of the improvements ourselves.. with the exception of installing the granite kitchen counter tops. I also chose to sell the property myself.. using a flat fee online MLS listing service.

Refinished kitchen cabinets and replaced laminate counter tops with a high quality, seamless granite installation. Two tone neutral decorator paint throughout. All new lever door handles, new light fixtures, marble top bathroom vanities, new faucets and bath hardware, new toilets, new ceiling fans and much more.

By the time I had finished.. I realized I did not want to use this home as a rental property, since renters often tend NOT to take very good care of things. I made the decision to list it for sale the following spring when the market traditionally picks up.

I just used BrokerDirectMLS to sell my rental property.

Their fee was $95.. plus $100 to put your property in the MLS.. plus $100 to rent the electronic lockbox.

Keep in mind.. you have to do everything yourself. 

I bought a sign.. rented the sign post to hang it on.. and my phone was ringing off the hook :-)

I had multiple offers.. back and forth with counter offers, etc.  Then got a full price offer and voila.. SOLD!

Easiest real estate transaction ever!  However, as Aaron English indicated.. their customer service definitely sucks!
