Thank you! I am a member of the local MC-REAI group and attend all the meetups. I've met lots of helpful investors there and made many new friends so far! I'm always looking to meet more.

You are correct, Ocala is growing leaps and bounds! Time for me to get in now.

Hi! I'm a newer investor. My W2 is a nurse practitioner and I work as a clinical director for a behavioral health organization. I also have a master's in Healthcare Administration. And now, after all this schooling, I am getting into REI and love it so far!

My husband has been in the building trades for many years, and we have flipped a couple of our own homes in the last few years and owned a couple of rentals many years ago. 

I would love to replace my W2 in the next few years with a combination of flips and small multifamily rentals. I regularly attend the local REAI meet-ups in Ocala and have met lots of other really helpful investors. 

I love meeting new contacts and other REI in my area, Ocala, Orlando, and Gainesville to learn more and see what I can offer others.

I've been listening to Bigger Pockets podcasts a few times a week, and I love the Real Estate Rookie podcast! I have read Pace Morby's book "Wealth without Cash" which was great, and I am reading "Real Estate by the Numbers" by Dave Meyer and J Scott. Deal Analysis is a weaker spot of mine.

Hi Heidi, You have done everything right! Especially starting the LLC, and getting the CPA, especially for tax strategy. My CPA recommended that I discuss tax strategy with her once I hit $50,000. The next steps are getting the EIN, and opening a bank account so you are ready. HML won't lend money without a company checking account. If you own your own home, you most certainly should have an LLC to protect your personal assets.

It's great you already have your contractor (the biggest issue most of the time!) It sounds like your finances are in a good place with the opportunity for the HELOC and your savings.

I totally disagree with Dave Ramsey who doesn't believe in any debt, including good debt, I don't recommend any of his books. I have Pace Morby's new book on creative financing "Wealth without Cash" which is great, and I also have "Real Estate by the Numbers" which is a wealth of knowledge. 

I'm sure you can find a good BRRRR project, it just takes time and analyzing lots of properties!

Keep a mindset of abundance! You can do it!

i just finished reading Pace Morby's new book, and he talks about this. He has some good advice. I recommend checking it out.
