House for my son and Airbnb for other income.

What made you interested in investing in this type of deal?

Son was paying $1400 a month for an Apartment

How did you find this deal and how did you negotiate it?

Son found new construction near his work.

How did you finance this deal?

Home loan with my son.

What was the outcome?

I have a room when visiting and still making money when Im not in Oklahoma.

Townhouse buy & hold investment in Trenton.

Purchase price: $900,000
Cash invested: $32,000

My first off market and 1031 deal, sold 2 townhouses for 3 townhouses, added $32000. They are not on Trenton. Outside BYU of Idaho.

What made you interested in investing in this type of deal?

Interest rates are higher so using current equity to add a door.

How did you find this deal and how did you negotiate it?

I was offered to join an off market deal.

How did you finance this deal?

1031 exchange

How did you add value to the deal?

Asked Contractor to tile bathrooms.

What was the outcome?

Still in motion, we will see.

Lessons learned? Challenges?

What made you interested in investing in this type of deal?

The house prices are lower than what is available near where I live and the rent is same.

How did you find this deal and how did you negotiate it?

MSL and looking on line with zillow

How did you finance this deal?

Cash since other bids in on house then refinance 75%

How did you add value to the deal?

Bigger pocket Rental calculator

What was the outcome?

Cash flow $700 (mortgage, taxes, insurance with property manager cost included)

Lessons learned? Challenges?

Appliances low stock to choose from and Contractor took longer than planned.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Had establish Real estate agent, however did hire a property manager the day I showed up to see house after my offer was accepted. That led to an off market deal.

Hi Nick. Would love to meet up in Loveland area for a investor group. Do you have any scheduled? I just joined bigger pockets! Loving the podcasts. I currently have rental properties in Loveland and Greeley but need a mentor or just talked with people but growing. I host did it on my own and now realized I should have done more deals and differently.

@Pam Smith Ho Pam I've been doing short rentals fir awhile. Take pictures and document everything you clean and your time. Get estimate for repairs asap. Call Airbnb and/ or file on line asap. They will catch up with them and settle bill.

Owner approach me to purchase other half of Townhouse.

What made you interested in investing in this type of deal?

To own both sides.

How did you find this deal and how did you negotiate it?

Owner approach myself and I negotiated what the going market was in the area and the work that needed to be done to property. Also found a Real estate agent to do the deal for 1% and we split the savings and the cost of closing.

How did you finance this deal?

Conventional 20 year loan.

How did you add value to the deal?

Updating property

What was the outcome?

Getting ready to sell.

Lessons learned? Challenges?

Challenges is keeping it full.

Not really. Sellers agent bowed down to do the deal for 1% to meet my real estate agents fee or he was going to loose the deal.

Still more work with Executive Housing but there is a niche in the market for them.
