We currently own 4 homes. 3 single family homes and our primary , which is a rehab. We break even or couple hundred cash flow per rental. We know it is better to purchase multi complexes. Looking into San Antonio area or smaller outlying communities. Each property has about 200K equity. What is the next step or approach. 1031? Seeking advice to grow the portfolio larger but with positive cash flow.
