So apparently the land was sold. The new owner doesn't have proof of transfer of the mineral rights only land ownership. Wanting to build a home on the property but bank won't approve

I have a proof of funds letter from a hard money lender in Florida. They will only pay 80% for a buy-and-hold multi unit I plan on acquiring. Or are there any private money or things that you guys could recommend, that don't mind taking second place, so I can get my first deal done?? Or could this even be accomplished?
How does one find a bank to finance a property that has mineral rights in Florida? The banks won't finance because of the mineral rights. Is there something else that can be done?

How would anyone go about presenting a lease purchase on the first deal? Since won't lend Hard money st this moment... How should it be written up?
