I have also attended a few Marshall Reddick seminars. I found them interesting of course but I agree with Savyinvestor in that you need to confirm/verify the info that these Area Specialists are providing. Some of their projections are a bit aggressive. It's a good idea to attend the seminars but do your research before you invest.

Thank you for the warm welcome. I can't believe the kind of feedback and support the forum provides. I'm very impressed.

My properties don't meet the 2% rule and unfortunately I am running a slight negative cashflow on them. Since they are located out of state, my properties require Property Management services and refinancing is not an option for me right now. What are some creative ways to improve the cashflow?

Can anyone can provide some advice on seller financing in Texas?

Does anyone have a recommendation for a good property manager in the Houston area?

On another note, has anyone done seller financing in Texas? I've heard that it's a bit tricky to do in Texas.

What opportunities are you seeing for a new investor in the LA market? Southern CA is a really tough market to get into. I was looking at duplexes and the cap rates are 3%. I would love to hear your thoughts.
