I am seeking advice on how to obtain a Home Equity Line against my primary residence. I have been rejected in the past. I was told that my DTI was too high for my Income because of existing debt on my home and one Investment property. However, my Primary Mortgage LTV is 31% and I have over $1,300,000 equity. The investment property clears about $800/month.

Does anyone have guidance on how I may tap into my equity for additional investments?  If so, how much I can take out and at what interest rate?  Thank you for your thoughts.

Anyone have experience with "Small Balance Real Estate Funds"  www.sbrefunds.com/invest/   I have been looking at diversifying my investments in real estate backed funds and came across this site.  I am slowly moving my investments into more passive vehicles and have only invested in discounted note funds so far.  Just wondering if anyone has thoughts on these funds or any other real estate funds.  Thanks for the input.

I wanted to get everyone's advice on passive real estate investment strategies. We have low 7 figures to invest and would like to retire. We no longer want to be landlords or manage developments anymore. What would be the best way to invest our savings for income and growth. We still have grade school age children. I am very interested in Note Funds, like PPR, with it’s 12% returns. It seems so attractive, that I want to be a large percentage of our savings into the fund, since I have a hard time finding similar returns. We are also looking at starting a EIUL retirement plan. Any thoughts on how I could diversify my strategy to get a solid return without too much risk. Any other funds you could recommend. Thanks for the input.

Does anyone know of a financial institution that will offer a HELOC on an investment property based solely on the Asset. I was just turned down for a HELOC due to my DTI, since I am trying to get a sizable HELOC ($500k). I have over a $1M in equity on the property and even taking out $500K would leave me with over 30% equity in the property. However my income isn't high enough. Does anyone have ideas on what I can do. I would love to tap into that equity and acquire more property.

Post: Using Investment HELOC as Down Payment to Buy Investment Prop

I'm relatively new to the BP community and this is my first post.

I have a multi family investment property that has built up a lot of equity (over $500k) and I would like to use that equity to help me acquire another investment property.  The following is the strategy I think may work.  I would love to get comments on whether this is possible or get suggestions on how I may do this.  

#1 - Acquire a HELOC on the investment property (old forums stated PenFed has a product) at 70% LTV (Don't want to cash out refi, since I have a really good 1st mortgage already in place) #2 - Take out the funds out of the HELOC and put into savings for 3 months #3 - use the funds along with some of my other savings to acquire another multi with 70% financing. The target property will have a purchase price in the $1.5M to $2M range.

Any thoughts on this strategy and any leads on the lending institutions would be greatly appreciated.
