Hi all, 

I joined biggerpockets a few weeks ago. 

Have been listening to the podcast, and reading on the forums tirelessly. 

Trying to educate myself as much as i possibly could. 

I realized that i really need to start networking, and learning from others as well. 

I have lived in Southern California my whole life. Currently Work full time in the technology sector. 

I would like to start with building a rental portfolio to achieve financial freedom for myself, support my parents, and help others if possible.

I understand how expansive my area (orange county) is, so im interested in possibly investing in Las vegas, chicago, or other areas.

The other options i'm considering is house hacking, but the market seems to be a bit high at the moment. So not sure if its a viable enough option in comparison to investing out of state. 

I have volunteered at house building events by habitat for humanity to help others in need , and to learn more house related skills in general.

I maybe a newb in real estate, but i'm good with technologies, and don't mind putting in the leg work to get my start in real estate investing.  Let me know if there is anything i can do to help :)

No, the landlord doesn't know. 

And there is nothing signed between my old roommate and the new girl.

My old roommate and I had been renting here for the past 4 years with lease renewal every year. 

This is  the verbiage on the lease :

Assignment and Subletting. Without the prior written consent of Lessor. Lessee shall not assign this lease. or sublet or grant any concession or license to use the premises or any part thereof. A consent by Lessor to one assignment, subletting, concession. or license shall not be deemed to be a consent to any subsequent assignment. Subletting, concession, or license.  An assignment, subletting, concession. or license without the prior written consent of lessor, or an assignment or subletting by operation of law. Shall be-void and shall at lessor's option terminate this lease.

Not sure if this is the place to post my issue. 

I rent a 2 bed/2bath apartment in irvine,CA from a landlord in san diego area.

(Me and my old roommate are on the lease, currently with 1.5 month left on the lease)

Recently i had to replace a roommate, since my old roommate got engaged, and her fiancee wanted her to move in asap.

So I found this girl from craigslist. 

She moved in Mid Aug (our lease starts in the middle of the month).

Our San Diego landlord requires a deposit of (1month rent+$250) per person. So that's what i asked from this new girl.  

She asked me if she can pay the deposit in 3 checks, which i agreed(big mistake i know now). 

But it is now end of Sept, 5 checks later, and she still owes me $125 in deposit in additional to Utility for Sept $50. 

and She gets mad at me for texting her about paying sept utility. 

On top of the money issue. She likes to pile trash by the trash can, and gets her food/trash on the floors without cleaning them up. 

And again gets mad at me for asking her to take "her own" trash out on her way out of the apartment. 

I tried to talk to her face to face, but she said she doesnt like face to face, and doesn't like my texting either. 

I'm planning on asking her to move out by the end of me and my old roommate's lease. 

But i want to make sure i do everything by the books. 

(she didn't sign anything with me, or with the landlord, she's basically subleasing from my old roommate)

I know this is probably not a typical issue here. and I am largely at fault here for too trusting.
