Thank you @Paul Timmins and congrats@Charlene S. This may sound like a silly question but I have read 4 or 5 books and they all say pretty much thing about negotiating, choosing a property and cya etc.How do you begin? Do you put up ads looking for deals or do you just start calling on properties you see? I feel like I am missing a step in actually finding a prospective seller that I can try the techniques I learned in these books lol

Hello I am Shereese, I am trying to get started in real estate investing in St.Louis. I have read a few books and just want to know where to begin. I currently teach adjunct;which allows great flexibility, but the income is not the best. My goals are to get into wholeselling/flipping and owning properties to rent out. I am looking for a real estate mentor; someone I can go to for advice and run things by. I am looking into taking some courses to gain a better insight. As I was browsing the site I am confident that I am surrounded by experts and look forward to this new venture.
