I'm buying more in Shaker than University Heights, but just finished up one up at 3510 Raymont over there, pretty big job, we were moving walls. Its listed if you want to see what we did over there and have an agent to walk through. HUD homes aren't anything all that special, your RE agent will walk through the details. You can expect them to put a deed restriction on the flip, usually 60 days. That stuff really only affects wholesalers, not people wanting to do the work. Its government stuff so sometimes they can be a pain on things, but I've never lost a deal once it was inked.

They are moving way faster over there than they were last year, the ones priced right are getting gobbled up, you really don't have a week to ponder things if its a real deal.  As far as what to look for, the taxes there are way higher than here in Georgia, especially in Shaker, I barely factor them in around here, got clobbered with them on one that went long up there at $8k/yr.  That knob and tube wiring can be a pain, its hard to partch into and hard to run new wires in plaster walls. I've spent a lot more on electric and plumbing there than I'm used to.  Biggest thing is what the city makes you do on the point of sale inspection.  Shaker is making me replace a 3 car garage that doesn't need replacing.  I've repoured a couple of driveways I wouldn't have given a second thought to here in Georgia, too.  Different cities have different quirks on that stuff, but you really don't know what you're getting into until you've got that.

Steven, I agree.  Lets chat some.  I'm not opposed to people making money working for me.  In fact, I'm very fond of taking care of the people that take care of me.  Just gotta make sure the job can afford it on the buy.  

I'm flying in tomorrow morning and staying the week if you want to get together and chat some.  I'm planning on throttling up in Cleveland pretty strong.

I'm looking to hire someone full time to manage multiple projects in Cleveland.  I want to assemble crews of full time workers 3-4 or so.  Probably 2-3 crews and keep them busy full time.   I want to buy them there as fast as I can get them fixed.  Currently have 4 projects running in Cleveland, looking buy 10 or so more by the end of the year.   Margins are good there, but finding reliable people to do the work at a reasonable price there has been a challenge so I'm going to hire full time employees and do it in house.

Smartland actually bid on one of my jobs up there.  Very professional and thorough, just more than I wanted to pay.

Looking to hire a rehab manager in Cleveland, OH.  Must be hands on, experienced, and capable of assembling and managing multiple crews and coordinating licensed trades and such.

Pay will be salary plus profit sharing. This is steady, year round work.  Your pay will depend a great deal on how efficient you are at the job, but you'll either be making six figures in year 2 or no longer with the company.

I'm not scared of any area if the DOM is there.  Many times the best opportunities are where the competition is less.  

Shoot me what you've got, if the numbers are good I'm a buyer. Been wanting to do some stuff in Florida. I'd also be willing to JV and bring the cash if the numbers were good and you know how to manage a rehab.

If you're just looking for money I can do the loan piece too if you want.  The smaller ones are actually harder to fund with institutional money, but there are people out there that do them.

yeah, I'd buy it with those terms if I was considering living in it at all.  

You can always do some creative stuff if you want to rent it later.  Rent it to a friend and keep a room for yourself, airBnB, sell it on a land contract (not really renting and not really selling), etc.

My guess is at year 4-5 you can go to the guy and offer a buyout at a discount and he'll bite anyway if he thinks you'll actually ride the 11 years out.
