Hey Tonia Myers I am so sorry to hear about your husbands grandfather. Glad to hear your excitement about Birmingham. My experience is in commercial real estate. Send me a pm if you are interested. When I first started investing I was working a full time job in the logistics industry. A friend of mine told me about Land flipping. You can start with little money. I would suggest you check out Seth Williams podcast and definitely his website REtipster.com. It will show you every step of the way. What I liked most about it was that you can automate the process to where it takes almost zero time out of your work day and you can eliminate time wasters. Regardless, I wish you the best of luck!

Obviously multi-family is the most discussed product type on BP but would love to hear everyone’s experience with other types of product as well. With The huge demand and lack of supply of Office/warehouse property in Birmingham, AL I would be interested to hear if anyone has invested in any other types of product lately. Thanks!

Hey Brian Utley There are definitely pros and cons with having and not having a license. One pro to having a license and brokering real estate for a living is knowing the off-market. I am a commercial broker In birmingham al with Southpace Properties Inc. As you probably have seen, finding deals in a sellers market is very difficult. Anything listed for sale is usually going to be at or above market. The offmarket is really the only place to find deals. I am in commercial real estate. In commercial, the seller or landlord always pays the commission. The buyer or tenant never pays the commission so it’s really a win win for a buyer to use a broker to find deals, negotiate on their behalf and to write up offers. When you (or your business partner) have a license, you become liable and held to the same standards as a licensed agent or broker. In other words, you take on liability that you otherwise would not have without a license. Just a couple things to consider. Good luck!
