Also, with Batch..as I've been testing out softwares...they've been really great with service. Their rep checks on me a lot and calls just to see if I'm happy with the data. I have her direct line now and can reach out for anything. I did a demo with Batch Lead Stacker and I like they are very responsive, engaged, they host webinars several times a week, and have a FB group. The software still needs work, it's in beta right now, but I trust they'll take the recommendations to application. I know they have a nice new rollout coming soon, too. Hoping they continue the tweaks and it'll be a great tool for our business.

@Nick Seginowich I decided to use Batch because they offer a free scrub service...so got more numbers, and scrubbed for free. Win-win for what I was looking for as compared to REI Skip. Also, if you sign up for their Batch Lead stacker, they will skip at $.15 a record, as well. Without it, use their promo code 'TTP' and still get records skipped for $.18. So far, I'm happy with the service and will stick with it until I learn otherwise.

Hey BP fam!

Are there any investors in here that are familiar with the Lake Jackson, TX area and can provide some insight on why or why not to invest there?

I'm in discussions with a landlord that wants to unload some properties over there, but I'm more on the west side of Houston, so I'm unfamiliar with the area.

Would appreciate any feedback on the market over there!

I'm not sure about 8 months ago.. but now they do scrub against the DNC and litigators list.

I just skipped my first list of 50 records and used REISkip (love Max) and got a 94% match. I liked it because they also scrub it against DNC so I know the DNC list and if they're litigators. Also, only $.15 a record.

I want to sample Batch though because I also love Brent and trust the Phoenix gang out there. They can get up to 10 numbers, while REISkip is only up to 3. However, they do not scrub the list for you and are at $.20 a record.

Have a list of 1,400 props so want to make a good choice now that it's a bigger one...

Hey BP fam! I reached out to investors in my local FB and asked them if they're buying criteria has changed in times like this. I wholesale and want to cater deals to their needs.

I had a couple of them say that their LTV criteria has definitely changed and one investor said this: "Everyone is backing down their LTV's. Nobody is buying the 85%+ deals anymore. Gonna be tough on wholesalers for awhile!"

Well, I'm new and in my education haven't anything about LTV, just the basic ARV formula and where I should be purchasing at..So, my question is, what is a good LTV ratio that they would be looking for? Could anyone provide a numbers example for me?

From what I've learned on BP podcasts and other wholesalers...Network with as many people as you can at your local REI meetings. Find the people actually doing it, and see what kind of relationship you can form with them. Can you mentor with them? Can you work for them? Try and find a position to learn the business. Even creative things like working as a Prop. Manager, doing Cold Calls for already established Wholesalers...etc..

Binge every BP podcast possible. Also, binge Max Maxwell. Find both on Instagram, too.

If you have money, you can start figuring out ways to market to distressed sellers...Bandit Signs, Cold Calling, FB ads, RVM, and text blasting...

If you don't, you can take a tank of gas along with your time and do Driving for Dollars.

Idk where you're at in your experience and education, but that's where I've started.

-Free Education (binge BP everything! Follow every wholesaler on their Podcast, too..ex Max Maxwell)

-Determine the money and time you have...Develop a marketing/lead generation from there.
