Hi BP community!

I recently set up my first holding company and subsidiary LLC. I was working with the company that set up the entities and was told to request my Dun & Bradstreet number. I'm new to this but when I asked if I needed to request one for my holding and subsidiary, they told me I could do both. Is this incorrect? What would be the impact of getting a D&B number for both my holding and subsidiary?

Hi BP Members! Is there any way of quickly getting a copy of or simply finding out if a seller has a Certificate of Ownership for the property? I want to find out immediately and not have to wait 7 business days to get it from the County Clerk. I don't have that time.

Sooyeon Kim Thank you Sooyeon. I'm actually starting to look into North Bergen too. I live and work in NYC and am not too familiar with these areas outside of what I have researched. I also understand that UC has a lot of rent controlled tenants which makes it difficult to increase rents to market value.

I am just starting out and was also looking in that area, Union City and West New York. I have an aunt and uncle who live in Weehawken and they have advised me not to look at Union City or by Journal Square but I feel like there may be good opportunity there although UC prices are quite high. I do not have a mentor who I could ask for advice but I wanted to know if any of you had any further thoughts from your experience in these areas. I am trying to house hack as well but my family thinks these areas are too dangerous. It did not seem that way to me when I was there looking. I saw a lot of renovating and new construction. I have been doing this on my own but would love to connect with someone with experience and maybe grab coffee as well! I would be greatly appreciative!

I am in the process of buying my first MFR duplex for $569k- newly renovated. It is a duplex on main level and basement, plus another unit on second floor. We had our inspection and there are several things that need attention, which I'll mention below. The biggest issue is one that the inspector missed but our contractor caught when we went in a second time. The sewage from the bathroom in the basement level basically just goes into a bucket with pipes which is hidden under the stairwell that leads to the basement, no pump to push the water and goodies out! Plus I find out the seller, who is the builder, put a new roof but can't produce a warranty. My closing costs are about 13k but I think to fix everything I would feel safer receiving 30k for repairs, maybe with some of the money as credit toward closing costs. Should I ask for credit and try, or let it go? The contractor was concerned as this is supposed to be newly renovated but it seems some things were left unfinished. If I decide not to move forward can I ask for money for the cost of inspection? 1) Basement Bathroom waste discharge needs setup 2) Replacement of improper basement "escape window" 3) Insulation of exposed water supply lines outside of both basement windows to prevent freezing pipe damage 4) Replacing the utility room door with one more appropriately sized and bringing it forward to touch the concrete to minimize water entry 5) Repair open seems noted at second floor balcony to prevent water damage 6) Repair backyard sliding door which does not close (safety hazard for forced entry) 7) S-trap in upper, lower master and half bathroom sink waste lines need repair to allow for proper drainage/venting. 8) Boiler condensation drain line installation needed 9) Repair leaking pipe in utility room to prevent water damage/mold 10) Door does not latch at front entry (safety hazard) 11) Unable to lock windows at upper living room repair needed for security/energy conservation

What are the pros and cons if I go with one vs the other? I also heard that using the words "credit" or "repair" in the addendum could signal a red flag to a lender.
