Hi all, I rented my house to a tenant and when I checked her social media, in some of her posts she chainsmoked cigarettes inside the house.At first she was smoking in balcony. I was horrified as smoke smell never goes away. I am planning to return to my house after a year or so and have little kids. 

I checked her background and everything seems okay prior renting my house to her. She had low credit score but her financial statements are solid and have enough money in her bank. I also check her social media prior and saw her smoking in her posts but i never thought she smoke inside the house. I asked specifically about smoking and she lied to me that her daughter is allergic and if someone wants to smoke they will go outside. She also offered year’s rent in advance which I accepted (don't judge me on that as i am loosing my sleep as it is). 

She wants refrigerator air filter changed and my husband went to the house and smell nothing, even he switch on the AC. I can hardly tell her that I saw on her social media about smoking.

The lease says in bold letters that if someone wants to smoke, they have to do outside.

Tenant is only at our house for 1.5 months and she did some water damage to the ceiling. We left a bookcase over there( we first asked if she is okay with that as it was attached to the wall) and she deattached it and mount big screen TV over there without asking us first as lease says if tenant is going to do some modification, he/she asked to landlord first but she never asked.

Please guide me what should i do as lease is year long and i dont know how much will she damage my house . It is brand new house built in 2018.

I am planning to email her about smoking and asked not to smoke inside  and give her warning if we smell again i will terminate the lease as she is breaking rules. Please let me know if this the right thing to do.

Hi BP folks, I am moving out of my home and renting it for first time. I already schedule it for carpet and move out cleaning. Please suggest what other things should I do before renters moving in?

Should I take pictures and videos of house in case they damage anything?

My problem is that she is the only one interested in renting my property. If I refuse her I don’t know after how much time I will get another tenant.

Should I ignore it ? What if I didn’t find out now and find it after signing the lease. What are my options then?

Hi all, we are renting our house. We are not allowing pets and zeroing on a tenant. She told me that she have no pets but I check her social media and she have a dog. I might be agree on dog if she told me beforehand . My main problem is that she is lying to me. I can’t tell her that I check her on social media. What should I do? I ask her specifically that are you planning for pet in near future because our house is new and I don’t want them to destroy my carpet. She said no.

I don’t want to loose her because of pet. 

Please advice what should I do?

Update: Prospective tenant credit score is 625.

Hello , I posted about bad credit tenant yesterday that she gave me personal check for security deposit and that check bounced.

Now she offering cashier’s check plus return payment fee. She also text me screenshot of her bank account that shows that funds withdrawal from her bank. 

She seems genuine person when we meet her and she works in preschool facility. I am very confused now other than her there is no prospective tenant in the picture as we are moving to our new house in week’s time.

Some folks here on BP advice that don’t take year’s worth rent upfront. Now I am thinking about 6 month lease and take rent upfront. if I don’t like her while she is living on my property I will not extend her lease.

Please advice what should I do and what precautions to take when give renting your property to bad credit tenant. Is month to month agreement ok?
